When Is the Best Time to Pressure Wash Your House?

Timing your exterior cleaning right can make a noticeable difference in results, longevity, and cost. While power washing can technically be done in most weather, there are clear advantages to scheduling it at the right time of year — especially in New Jersey.

Spring: Clean Up After Winter

Spring is one of the most popular times for exterior cleaning, and for good reason. Winter leaves behind a layer of grime, salt residue, and moisture damage. Mold and mildew that started growing in the damp fall months have had all winter to spread. By the time temperatures warm up in March and April, most homes in Passaic County and surrounding areas are visibly dirty.

Scheduling a wash in spring removes winter buildup before it gets worse, gives your home a fresh look heading into the warmer months, and prepares surfaces if you're planning to repaint, stain, or seal.

Fall: Prepare for the Cold Months

Late September through November is another strong window. By this point, summer pollen, humidity, and algae growth have done their work. Cleaning in the fall removes that buildup before it gets trapped under snow and ice, where it can cause more damage over the winter.

Fall cleaning is especially important for gutters. Leaves and debris clog gutters quickly during this season, and combining a house wash with gutter cleaning in the fall protects your home heading into the harshest weather.

Summer: Fine, But Not Always Ideal

Summer works for exterior cleaning, but extreme heat can cause cleaning solutions to dry too quickly on surfaces before they have time to work properly. If you schedule in summer, early morning or late afternoon appointments tend to produce better results. Summer is also peak season for many exterior cleaning companies, so availability may be tighter.

Winter: Usually Best to Wait

Freezing temperatures make exterior cleaning impractical and potentially risky. Water can freeze on surfaces, walkways, and equipment. Most professional cleaning companies in northern New Jersey pause exterior washing during the coldest months, typically December through February.

Before Selling Your Home

If you're preparing to list your home, exterior cleaning should be done 1 to 2 weeks before photos are taken. A freshly washed home photographs better, creates a stronger first impression for buyers, and signals that the property has been well maintained. This applies year-round — even in seasons that aren't typically ideal for cleaning.

Before Painting or Staining

If you're planning to repaint your siding or stain your deck, washing first is essential. Paint and stain need clean, dry surfaces to adhere properly. Washing removes dirt, oils, and biological growth that would otherwise prevent a strong bond. Schedule the wash at least a few days before the painting crew arrives to allow surfaces to dry completely.

The Short Answer

For most homes in New Jersey, the best times to schedule exterior cleaning are mid-spring (April through May) and early fall (September through October). If you're not sure when your home was last washed, a quick visual check usually tells the story — green or black streaks, dull-looking siding, and visible buildup around the roofline are all signs it's time.
